Why this site exists instead of another listings page
Every week I talk to people who found a house online before they understood the valley they were buying into. They knew the square footage and the price. They did not know which school district the address actually fell in, that the driveway drifts shut in a north wind, that the well had never been flow-tested, or that the covenants would not allow the shop they were planning.
None of that is in a listing. So I wrote it down. The Montana Move Guide and these town pages are the conversation I would have with you on the phone, available before you ever contact me. If it saves you from a bad purchase and you never call me, that is a fine outcome.
How I work
- I answer the phone. You get me, not a team inbox or a call center.
- I will talk you out of things. Wrong town, wrong house, wrong timing — I would rather lose a commission than sell you a problem.
- No pressure timeline. Two years out is a perfectly good time to start asking questions.
- Video-first for out-of-state buyers. I walk properties on camera and narrate what the photos left out, including the parts that hurt.
- Local vendors. Lenders, inspectors, well and septic contractors, plow services, title officers who have closed hundreds of Gallatin County deals.
Where I work
Southwest Montana. In Gallatin County that means Bozeman, Belgrade, Manhattan, Three Forks, Gallatin Gateway, Four Corners, Big Sky and West Yellowstone. East over the Bridgers, Livingston, Paradise Valley and the Shields Valley in Park County. South and west, Ennis and the Madison Valley in Madison County, and Whitehall on the Jefferson. Homes, land and acreage in all of it. I do not pretend to be an expert on the other side of the state.
